VJR Estate charges a professional brokerage fee on all successful property transactions.
Minimum Brokerage: 1% of the property value
Brokerage is applicable to both Buyer (Client) and Seller (Owner) unless a separate written agreement states otherwise
Brokerage percentage may vary based on property type, service scope, and deal structure
Brokerage is mandatory and due at the time of sale agreement or whenever mutually agreed in writing
If either party attempts to bypass VJR Estate after introduction or viewing property details, full brokerage remains payable
No property visit or deal facilitation is offered without brokerage acknowledgment
Attempts to avoid, negotiate, or bypass brokerage may result in legal action.
Users must:
Provide accurate information
Engage only for genuine investment purposes
Maintain confidentiality of property details shared
Not bypass VJR Estate to contact owners/developers directly
Any bypass attempt makes brokerage immediately due.
Property details shared are based on information provided by owners/developers.
Buyers must conduct independent legal and technical due diligence before entering into any agreement.
VJR Estate does not guarantee:
Title clearance
Legal approvals
Rental guarantees
Market performance or future returns
Accuracy of third-party information
Service fees, consultation charges, or brokerage paid are non-refundable once service is initiated or property information is shared.
